Before signing
Check the business identity, local contact information, references, and insurance. Ask who will do the work and what warranties cover. Read the contract rather than relying on a salesperson’s description.
Be cautious about pressure to sign immediately, large upfront payments, and promises that insurance will pay for everything. Check applicable registration and trade credentials with the issuing authority; a membership or private certification is not a government license.
Verify the jurisdiction
A city-name mailing address does not establish permitting jurisdiction. Give the exact property address and repair scope to the relevant municipal or county office. Check historic district, floodplain, and other requirements where applicable.

Retain the signed scope, changes, inspection records, invoices, proof of payment, and completion photographs. Ask your insurer what is required for any remaining payment under the policy.
